A lakeside community near Dorset, Minnesota

Little Sand Bay Villas

A villa homeowners association on the shores of Little Sand Lake — where the pines meet the water in the heart of the Park Rapids lakes country.

About Our Community

Little Sand Bay Villas is a homeowners association located on Little Sand Lake, just outside the charming village of Dorset, Minnesota. Our community sits along County Highway 7, right next door to Zorba’s, in the middle of some of the best lake country Minnesota has to offer.

Life here moves at lake speed. Summers are for pontoon rides, swimming off the dock, and walking into Dorset for dinner. Falls bring quiet mornings and loon calls across the bay. Our association exists to keep this place well cared for — maintaining our shared grounds and shoreline so every owner can simply enjoy it.

Life on Little Sand Lake

Fishing

Little Sand Lake offers classic northern Minnesota fishing — drop a line for panfish, bass, and more just off the dock or from the boat.

Boating & Swimming

Clear water and sandy shoreline make for great swimming, paddling, and slow pontoon evenings watching the sun go down.

Spring to Fall

The community opens each spring and winds down each fall — loons returning in May, summer on the water, and autumn color in the pines.

Dorset Dining

The “Restaurant Capital of the World” (population: tiny) is just up the road — and Zorba’s is literally next door.
